Pre-purchase roof surveys near Battersea

Pre-purchase roof survey in Battersea: what you get

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We are often asked to look into gaps where slates or tiles have come loose and blistered or split felt on a flat roof, across chimney stacks, the roof space and clay and concrete tiles.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Battersea, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Landlords, agents and block managers in Battersea

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Let us know your exchange date when you book
  • Ask the seller about past roof repairs
  • Look for fresh paint on upstairs ceilings at viewings
  • Pass the findings to your conveyancer

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. London terraces rarely offer a view of the whole roof from one spot, so in Battersea we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Advice

Battersea homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Battersea is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The flight restriction zone around London Heliport in Battersea covers Battersea, or comes right up to its edge. Where the drone is part of the survey, permission from the heliport is needed first, and the flight only goes ahead if it’s given.

Historic houses like Carlyle's House, about 1.4 miles north, show how far back building around Battersea goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Parking in Battersea, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. If you own a rental within reach of Clapham Junction station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Different roofs, different checks

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

Battersea questions

Is my home in Battersea listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are there drone restrictions around Battersea?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea covers Battersea, or comes right up to its edge. We ask the heliport for permission before flying there, and only fly if it is given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

How long does the survey visit take?

Allow roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We will give you an idea of timing when you book.

Do you cover Battersea?

Yes. We survey roofs across London and South East England, Battersea included.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Why act early in Battersea

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.
