Pre-purchase roof survey in Clapham Junction: what you get
Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so it is clear what it means for your purchase. We are often asked to look into signs of past leaks inside the loft and bitumen or mortar used in place of proper repairs, on flat-roofed extensions and dormers, clay and concrete tiles and gutters and downpipes.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Clapham Junction could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Tips from our surveys
Here are a few things we’d tell any owner:
- Mention any deadline when you get in touch
- Find out whether the roof has been replaced or patched
- For a flat, check who is responsible for the roof
- Watch for stains or fresh paint on ceilings below the roof
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.
FAQs for Clapham Junction
How do I find out if my home in Clapham Junction is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you fly a drone over a roof in Clapham Junction?
Typically it comes down to two things: the airspace at the address and the weather. Clapham Junction is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it is given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
What’s the best way to book?
Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
When is the best time to have the roof checked when buying?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
Do you go up on the roof?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What we look for on each type of roof
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- For flats, check roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work
How to book

Advice
Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What a pre-purchase roof survey looks like in Clapham Junction
Carlyle's House, about 1.4 miles north, is one of the historic houses in the wider area around Clapham Junction. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. The flight restriction zone around London Heliport in Battersea covers Clapham Junction, or comes right up to its edge. If the drone is used for your survey, we ask the heliport for permission first, and only fly if it is given.
As a London address, Clapham Junction can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you own one of the older houses in the streets near Clapham Welsh Presbyterian Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Clapham Junction station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Why get it checked now?
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. In Clapham Junction, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.
