Flat roof surveys for homes and businesses in Wennington

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed loose or cracked edge trims and outlets that hold water back, a survey will tell you what’s going on, whatever the roof.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Wennington, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What affects the price in Wennington

Prices always include VAT. The things that change the price are:

  • The height of the building and how the roof can safely be seen
  • Which survey package you book
  • Commercial roofs and larger buildings
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Getting in touch

Getting the details right at the start saves time. It’s useful to include:

  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll point you to the right survey. The price is agreed up front.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Keep records of when the roof was laid and what work has been done
  • Look for standing water a day after rain
  • Check ceilings under the roof for damp patches
  • Ask whoever fits equipment on the roof to make good the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Your questions about flat roof surveys in Wennington

Does a conservation area affect roof work in Wennington?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Wennington?

Yes, Wennington is one of the places we work. The survey and report are the same in Wennington as anywhere else.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How much does a flat roof survey cost in Wennington?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Why get it checked now?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Take a look at what a roof survey costs and two real surveys.

Roof by roof

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Check pets are kept safely away
  • If you’re buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices

Advice

Flat roof surveys in Wennington: local notes

Rainham Hall, about 1.5 miles north-west, is one of the historic houses in the wider area around Wennington. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like Brady Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to St Mary and St Peter's Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Rainham (Essex) station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
