Leaks and storm damage in Wennington
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Wennington has a long history of building, with Rainham Hall about 1.5 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Shop and office owners around Lakeside Shopping Centre may find that a quick answer on where water is coming in keeps a business running. For site and facilities teams at buildings such as Brady Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Storm damage roof report in Wennington
The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. We are often asked to look into gaps where slates or tiles have gone and damaged pots on the stack, across chimney stacks, gutters and fascias and flat roofs.
Many London homes are well over a century old and their roofs have been patched more than once. Insurers usually exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Wennington tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Questions from Wennington
Is my home in Wennington listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Wennington in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How much is a storm damage roof report?
A storm damage report starts from £150. Commercial and larger roofs are quoted on size. The report doesn’t include repair costs.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Who handles emergency protection after a storm?
Emergency temporary protection is a job for a roofer. If it is safe, take photos before it goes on. We can record the damage in our report.
How we price storm damage roof reports
Our packages start from £150, with VAT included. The price for your roof depends on:
- How big the roof is
- If the survey needs thermal imaging or a drone
- House, block, shop or office
- How complicated the roof is, with its valleys, chimneys and parapets
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
What to let us know when you get in touch
You do not need to know any roofing terms. It is enough to tell us:
- Any deadline, such as an exchange date
- What made you get in touch
- Any photos you have, taken from ground level or a window
- Whether there’s a loft hatch, a shared roof or tricky access
Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
How the survey changes by roof type
Lead flashings
Flashings with older defects frequently fail in high winds. Our report separates fresh damage from older wear where we can.
Chimney stacks
Stacks with existing defects tend to suffer more in storms. Our report notes recent damage and older defects.
What we can’t see
It is a careful look at the roof, not the whole story. Its limits include:
- Repair costs or quotes for the work
- What’s beneath slates, tiles or membranes
- The outcome of a claim
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

- Flashings
- Ridges and hips
- Slate and tile slopes
- Flat roofs
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take between one and two hours for a house, and more on a big or complicated roof. In Wennington, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.
- We note the date of the storm and the damage you’ve seen.
- We check the roof from wherever it’s safe.
- Each area of damage is photographed and described.
- We note the likely cause and any signs of older wear.
- We send you the report by email for your insurer.
Preparing for the visit
- Let us know about parking near the property
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached

Leave it or get it looked at?
Your policy may say how quickly you need to report damage. Let your insurer know early, and check what your policy asks for. An independent report can follow. In Wennington, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
Why us?

Do you need a storm damage roof report in Wennington?
Storms do not only affect pitched roofs. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. We record what we find on flat and pitched roofs alike.
Most people get in touch when they’ve noticed something like this:
- Gaps where slates or tiles have gone
- Ridge tiles that have come loose
- Damage from fallen branches or debris
- Stains appearing after strong winds
Landlords with a home close to Rainham (Essex) station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
