About our flat roof survey in Well Hall

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are blisters and bubbles in the covering and water getting in at rooflights, across EPDM rubber, single-ply membranes and GRP fibreglass.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Well Hall shapes how it is checked. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

FAQs for Well Hall

Does a conservation area affect roof work in Well Hall?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Well Hall?

Yes, Well Hall is one of the places we work. Every survey there gets the same written report with photographs.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or drop us an email.

Does the survey cover asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

What affects the price in Well Hall

Not every roof costs the same to survey, and it comes down to:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size

For a price for your roof in Well Hall, call 07833 053749 or send us an email with the address and some details. We will confirm the figure before booking.

Booking your survey

When you call or email, these details help:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • When you need the report by
  • Access details, such as a loft hatch or a shared roof

Most bookings start with a short call: phone 07833 053749 or drop us an email. The price is agreed before a date is set.

Signs you need a flat roof survey in Well Hall

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Common reasons to book include:

  • Splits, cracks and crazing
  • Upstands pulling away from walls
  • Loose or cracked edge trims
  • Failed seals around rooflight kerbs

If you live in an older home near St Barnabas, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the roof space is looked at, where there is one
  • Their track record with similar roofs
  • What insurance they carry

What a flat roof survey looks like in Well Hall

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Well Hall has a long history of building, with Eltham Palace about 0.7 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Parking in Well Hall, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking. If you own a rental within reach of Eltham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • Testing older roof sheets for asbestos
  • A promise that the roof will not leak in future
  • Fragile surfaces, which we don’t walk on

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt

The survey, step by step

After the inspection, everything we found is written up as a report with photographs, sent to you by email. As for time on site, most surveys take an hour or two for most houses, though large, tall or awkward roofs take more time. In Well Hall, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • If you’re buying, check with the agent that we can get in
  • Point out any leaks or damp patches

Advice

Roof by roof

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
