How a flat roof survey works in Kidbrooke
A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed damaged trims at the roof edge and signs of deflection in the roof deck, we can find out what’s behind it, whatever the roof.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Kidbrooke, the flat roof is often a shared part of the building.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Practical tips
Nothing here needs a ladder. A few suggestions:
- Check the outlets after the leaves fall
- Note the date and type of any roof work
- Check new fixings through the roof are properly sealed
- Limit foot traffic on the covering
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.
Leave it or get it looked at?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. In Kidbrooke, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What happens on the day
We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London area like Kidbrooke, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Point out any leaks or damp patches
- Keep pets in another room
- Leave a clear route to the loft

Related advice
Kidbrooke: your questions answered
Is my home in Kidbrooke listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover commercial flat roofs around Kidbrooke?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
How we price flat roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- The size of the roof
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.
Helping us price your survey
When you call or email, these details help:
- Any marks or damp showing indoors
- Photos of the roof, taken safely from ground level or a window
- Where the property is, with the postcode
- What kind of property and roof it is
If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What else we do in Kidbrooke
What we look for on each type of roof
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
What a flat roof survey looks like in Kidbrooke
Within a mile and a half or so of Kidbrooke there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. With Eltham Palace about 1.3 miles south, Kidbrooke sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as St Barnabas are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Kidbrooke station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For hotels and guest houses around Kidbrooke, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.
