Flat roof survey in Bounds Green: what you get
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed leaks around rooflights and damaged trims at the roof edge, we can find out what’s behind it, on mastic asphalt, EPDM rubber and single-ply membranes alike.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Bounds Green, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Limit foot traffic on the covering
- File the paperwork for the roof and any repairs
- Note where water lies after a downpour
- Keep clear of rooflights and fragile roof sheets
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
What happens on the day
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Bounds Green, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Gather any invoices or paperwork from past roof work
- Keep pets inside or away from the areas we’re looking at

Your questions about flat roof surveys in Bounds Green
Do you cover Bounds Green?
Yes, Bounds Green is one of the places we work. The survey and report are the same in Bounds Green as anywhere else.
How do I find out if my home in Bounds Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
How long does the survey take?
It normally takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. We will confirm the timing as you book.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or email us with the details.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Honest limits
To be straight with you, a roof survey has limits:
- A structural engineer’s assessment of the deck
- Whether old sheeting or boards contain asbestos
- Fragile surfaces, which we do not walk on
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

Landlord and commercial surveys in Bounds Green
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Flat and commercial roofs around Bounds Green
The wider area around Bounds Green has a long history of building, with Bruce Castle about 2.2 miles east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Parking in Bounds Green, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking. Take an older house close to St Barnabas Greek Orthodox Church: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Take a building like Bounds Green Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
