Pre-Purchase Roof Survey in Bounds Green
A roof survey before you buy a house or flat for Bounds Green and the rest of Greater London. Surveys run seven days a week.
- Blistered or split felt on a flat roof
- Slates or tiles that have slipped or gone
- Gutters that overflow or drip at the joints
Pre-purchase roof survey in Bounds Green: what you get
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey chimney stacks, flat-roofed extensions and dormers and gutters and downpipes, and people most frequently book us about damp timbers or stains in the loft and cracked flaunching or crumbling chimney pointing.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Bounds Green, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
- Confirmation of asbestos in cement sheets or soffits
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.
What this survey covers
- Gutters and downpipes
- Natural slate
- Chimney stacks
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- The roof space
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What a pre-purchase roof survey looks like in Bounds Green
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
With Bruce Castle about 2.2 miles east, the area around Bounds Green has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own a rental within reach of Bowes Park station, a written report helps before buying a rental or paying for a new roof on one.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Notice patches of new decoration in top-floor rooms
- Check we will be able to get into the loft space
- Ask the seller about past roof repairs
- Let us know your timetable
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for most houses, and about three to four hours for a commercial roof. For a visit in Bounds Green, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear

Advice
Signs you need a pre-purchase roof survey in Bounds Green
Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
Signs worth acting on include:
- Bitumen or mortar used in place of proper repairs
- Roof slopes that look uneven or sagging
- Ponding, blisters or splits on a flat roof
- Blocked or leaking gutters
Parking in Bounds Green, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised.
Questions to ask before you book
- How much experience they have with roofs like yours
- Which parts of the roof they’ll actually see
- Whether the inside of the roof is included
- When you’ll get the report
Questions from Bounds Green
Is my home in Bounds Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you fly a drone over a roof in Bounds Green?
It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Is your roof survey a RICS survey?
No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
When should I book a pre-purchase roof survey?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
Is Bounds Green in your area?
