What a flat roof survey doesn’t cover

It is a careful look at the flat roof, not the whole story. The main limits are:

  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets

How a flat roof survey works in Roehampton

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey GRP fibreglass, felt flat roofs and mastic asphalt, and people most frequently book us about cracked or split membrane and ponding water that doesn’t drain away.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Roehampton, the flat roof is frequently a shared part of the building.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Flat and commercial roofs around Roehampton

About 1.3 miles north-east lies Fulham Palace, a reminder of how long the area around Roehampton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Barnes station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St Margaret's Church, the joins between later flat roofs and the old walls are where problems typically start.

Roehampton questions

Can parking be tricky for a visit in Roehampton?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does a conservation area affect roof work in Roehampton?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you check the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

How we price flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The size of the roof
  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

We’ll typically ask about:

  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date

To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Signs you need a flat roof survey in Roehampton

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

We are frequently asked to look at:

  • Blocked or damaged outlets
  • Leaks around rooflights
  • Gaps at upstands and abutments
  • Splits and cracks in the covering

Anyone responsible for a site like Granard Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos

What a good roof survey covers

Landlords, agents and block managers in Roehampton

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.
