Flat and commercial roofs around Hale End
About 3.3 miles west lies Bruce Castle, a reminder of how long the area around Hale End has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
Take an older house close to All Saints Church of England Highams Park: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Controlled parking zones are common in London, so mention any permit rules for Hale End, along with any off-street space. If you let a flat or house near Highams Park station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

About our flat roof survey in Hale End
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Typical surveys look at outlets that hold water back and splits and cracks in the covering, across single-ply membranes, mastic asphalt and upstands and outlets.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Hale End shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What we can’t see
It helps to know what a survey won’t do before booking:
- A promise that the roof won’t leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and does not.
What we look at
- Single-ply membranes
- Upstands and outlets
- Mastic asphalt
- Felt flat roofs
- GRP fibreglass
- EPDM rubber
The survey, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Hale End runs like any other.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Make sure pets are kept safely away
- Dig out any old roof reports or invoices
- For flats, make sure roof access has been agreed

FAQs for Hale End
Do you cover Hale End?
We do. The survey and report are the same in Hale End as anywhere else, and visits run on weekdays and weekends.
Can parking be tricky for a visit in Hale End?
Parking in Hale End, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Can you tell me how long my flat roof will last?
There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Should I worry about standing water on my flat roof?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
What does the report include?
A report with photos, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
Can you survey a flat roof on an office or unit?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
What we look for on each type of roof
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.
What to let us know when you get in touch
A few details help us recommend the right survey and price. When you get in touch, it helps to mention:
- Your postcode, so we can check access and travel
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Why act early in Hale End
A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
