Flat roof survey in North Finchley: what you get
We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and the problems we are asked to look at most are cracked or split membrane and failed seals around rooflight kerbs.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in North Finchley, the flat roof is often a shared part of the building.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In North Finchley, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- Point out any leaks or damp patches

Different roofs, different checks
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

North Finchley: your questions answered
Does a conservation area affect roof work in North Finchley?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you carry out roof surveys in North Finchley?
Yes. We cover the whole of London and South East England, and North Finchley is part of that. You can call 07833 053749 or email us with the address and a few details.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Do you look in the loft space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Flat roofs in North Finchley
Heath Hall, about 2.9 miles south, is one of the historic houses in the wider area around North Finchley. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near New Southgate station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places like Grand Arcade, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Useful tips for North Finchley property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Book a survey every few years
- Ask whoever fits equipment on the roof to make good the covering
- File the paperwork for the roof and any repairs
- Limit foot traffic on the covering
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
What affects the cost of flat roof surveys
All our prices include VAT. The things that change the price are:
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
