How a flat roof survey works in Woodford Wells

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you are worried about outlets that hold water back and failed seals around rooflight kerbs, we can find out what’s behind it.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Woodford Wells, the roof above may belong to the building rather than one flat.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Woodford Wells

Do you carry out roof surveys in Woodford Wells?

Yes, Woodford Wells is one of the places we work. Every survey there gets the same written report with photographs.

Will parking be an issue for a roof survey in Woodford Wells?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Do you go up onto the roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Signs you need a flat roof survey in Woodford Wells

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.

It’s worth booking a survey if you’ve seen:

  • Splits, cracks and crazing
  • Raised blisters across the surface
  • Ponding water that does not drain away
  • Blocked or damaged outlets

If you let a flat or house near Highams Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • Whether the price includes VAT
  • What happens after the report arrives

What to expect from a roof survey

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Flat roofs in Woodford Wells

Historic houses such as Valentines Mansion, about 3.3 miles south-east, show how far back building in the area around Woodford Wells goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take a building like Wells Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For businesses in and around places like 17 & Central, a flat roof over a business is out of sight and out of mind until it leaks.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Limit foot traffic on the covering
  • Note any new marks on ceilings beneath the roof
  • Look for standing water a day after rain
  • Ask whoever fits equipment on the roof to make good the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Woodford Wells, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
