Flat Roof Survey in Ruislip Gardens
Independent flat roof surveys in Ruislip Gardens. More than 5,000 surveys completed across London and South East England.
- Water getting in at rooflights
- A sagging deck under the covering
- Loose or cracked edge trims
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Flat roof survey in Ruislip Gardens
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or send us an email with the address and a rough idea of the roof area. If you are worried about ponding water that doesn’t drain away and raised blisters across the surface, we can find out what’s behind it.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Ruislip Gardens, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Flat roofs in Ruislip Gardens
Ickenham Hall, about 1.3 miles west, is one of the historic houses in the wider area around Ruislip Gardens. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near South Ruislip station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Parking in Ruislip Gardens, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking. If you live in an older home near Church of St Paul, flat-roofed rear additions and dormers added over the years are worth checking.

Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Ask whoever fits equipment on the roof to make good the covering
- Keep clear of rooflights and fragile roof sheets
- Ask contractors to protect the roof if they work on it
- File the paperwork for the roof and any repairs
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Ruislip Gardens questions
Can parking be tricky for a visit in Ruislip Gardens?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Does a conservation area affect roof work in Ruislip Gardens?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Will I get photos?
Yes. The report includes photos of what we found.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, most surveys take between one and two hours on an ordinary house, and longer for a large or complex roof. In Ruislip Gardens, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Let us know about parking before the day
- Keep pets out of the way during the survey
- Note where any stains or damp appear

Advice
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

How the survey changes by roof type
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment of the deck
- Whether old sheeting or boards contain asbestos
- What’s under the membrane without opening it up
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
