Roof by roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

About our flat roof survey in Netherne on-the-Hill

A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you are worried about loose or cracked edge trims and leaks around rooflights, a survey will tell you what’s going on, on single-ply membranes, felt flat roofs and EPDM rubber alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Netherne on-the-Hill shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Landlord and commercial surveys in Netherne on-the-Hill

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

How it works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for a house, with bigger or more complicated roofs taking longer. In Netherne on-the-Hill, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Tell us about parking before the day
  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, check with the agent that we can get in

Arrange a survey

Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • What’s under the membrane without opening it up

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

Flat roofs in Netherne on-the-Hill

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Netherne on-the-Hill is one of them, bay roofs, hips and later dormers each have their own details. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Coulsdon South station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Netherne on-the-Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book. For site and facilities teams at buildings such as Coulsdon Sixth Form College, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Netherne on-the-Hill questions

Is my home in Netherne on-the-Hill listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will parking be an issue for a roof survey in Netherne on-the-Hill?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is a flat roof survey the same as a building survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is Netherne on-the-Hill in your area?

Yes. We survey roofs across London and South East England, and that includes Netherne on-the-Hill.

Do you check flat roofs for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

What we need to know

Getting the details right at the start saves time. Please include:

  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Where the property is, with the postcode

Booking is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
