About our flat roof survey in Merstham

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. Typical surveys look at outlets that hold water back and failed seals around rooflight kerbs, on EPDM rubber, single-ply membranes and GRP fibreglass.

Some older homes in villages like Merstham are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Merstham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

How the survey changes by roof type

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Limit foot traffic on the covering
  • Watch the ceilings below the flat roof for stains
  • Keep clear of rooflights and fragile roof sheets
  • Ask whoever fits equipment on the roof to make good the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A promise that the roof will not leak in future
  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos

Questions from Merstham

Is Merstham in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you come out to Merstham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

How much does a flat roof survey cost in Merstham?

Prices start from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. To get a price, call 07833 053749 or send us an email.

What’s the best way to book?

Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Flat roof surveys in Merstham: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For site and facilities teams at buildings like Merstham Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Merstham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places such as The Belfry, a flat roof over a business is out of sight and out of mind until it leaks.
