About our flat roof survey in St Luke's

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please ring 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed outlets that hold water back and signs of deflection in the roof deck, a survey will tell you what’s going on, whatever the roof.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In St Luke's, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in St Luke's

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In St Luke's, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

Why us?

  • Over 20 years’ experience
  • Package prices that include VAT
  • An independent view of the roof
  • Surveys seven days a week

What affects the cost of flat roof surveys

Not every roof costs the same to survey, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.

What to tell us when you get in touch

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

How the survey changes by roof type

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

St Luke's: your questions answered

Will parking be an issue for a roof survey in St Luke's?

It depends on the street. If St Luke's has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you cover commercial flat roofs around St Luke's?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you cover St Luke's for flat roof surveys?

Yes. We survey roofs in St Luke's and the rest of Greater London. For a price, call 07833 053749 or email us.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or use the contact form.

Flat roof surveys around St Luke's

The wider area around St Luke's has a long history of building, with Mansion House about 0.8 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as St Luke's CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For hotels and guest houses around St Luke's, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered

Advice

What we’re asked to look at in St Luke's

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

A survey can pick up problems such as:

  • Blisters and bubbles in the covering
  • Splits, cracks and crazing
  • Standing water left after rain
  • A sagging deck under the covering

The streets around a church such as Jewin Welsh Presbyterian Chapel are often among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems usually start.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
  • Will the report include photos?
