Flat roof survey in Cubitt Town

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed upstands pulling away from walls and blistering in felt or asphalt, a survey will tell you what’s going on, on single-ply membranes, GRP fibreglass and EPDM rubber alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Cubitt Town, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there is still time to plan the work. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Different roofs, different checks

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for a house, while a commercial roof takes nearer three to four hours. In Cubitt Town, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Make sure we can get to the back of the property
  • Leave a clear route to the loft
  • Check pets are kept safely away

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Useful tips for Cubitt Town property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Treat rooflights and old sheeting as fragile
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains
  • Ask contractors to protect the roof if they work on it

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt

FAQs for Cubitt Town

Can parking be tricky for a visit in Cubitt Town?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Cubitt Town is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you go up onto the roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

How do I arrange a flat roof survey in Cubitt Town?

Simply ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What a flat roof survey looks like in Cubitt Town

Cubitt Town has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. About 1.1 miles south lies Queen's House, a reminder of how long the area around Cubitt Town has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a shop, office or commercial unit, for example near Surrey Quays Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you run a hotel or guest house in or near Cubitt Town, a roof problem can mean rooms out of use, so it pays to find faults before guests do. Landlords with a home close to Canary Wharf station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
