Barwell Flat Roof Survey

Your questions about flat roof surveys in Barwell
Is Barwell in the area you cover?
We do. The survey and report are the same in Barwell as anywhere else.
Does a conservation area affect roof work in Barwell?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Will you photograph what you find?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
How much does a flat roof survey cost in Barwell?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
Flat roof surveys for homes and businesses in Barwell
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed failed seals around rooflight kerbs and pools of water lying on the roof, a survey will tell you what’s going on, whatever the roof.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Barwell, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a survey costs
To price your survey, we check:
- Chimneys, valleys, parapets and other details
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
- Commercial roofs and larger buildings
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Getting in touch
To price your survey accurately, we will ask about:
- What made you get in touch
- Any deadline, like an exchange date
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours on an ordinary house, and more on a big or complicated roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Barwell moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Dig out any old roof reports or invoices
- Jot down any questions you want answered
- For flats, make sure roof access has been agreed

Flat roofs in Barwell
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Fitznells Manor about 2.9 miles east, Barwell sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you run a business near The Ashley Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Roof by roof
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
Do you need a flat roof survey in Barwell?
A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
Common reasons to book include:
- Cracked or split membrane
- Failed upstands where the roof meets a wall
- Failed seals around rooflight kerbs
- Loose or cracked edge trims
For landlords with property near Chessington South station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Before you book anyone
- Their track record with similar roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
- How soon the report will arrive
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Testing older roof sheets for asbestos
- Hidden layers beneath the covering
- A promise that the roof won’t leak in future
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.
