About our flat roof survey in Kevington
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, GRP fibreglass and felt flat roofs, and people most frequently book us about edge trims that have lifted or split and failed upstands where the roof meets a wall.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Kevington, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Flat roof surveys in Kevington: local notes
Lullingstone Castle, about 3.2 miles south-east, is one of the historic houses in the wider area around Kevington. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For a London address like Kevington, it helps to know about controlled parking before the day, along with any off-street space. If you live in an older home near Unity Church, the flat roofs on later extensions tend to wear out long before the main roof.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What happens if roof problems are left?
Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In Kevington, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.

When to book a survey in Kevington
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
Here are some of the things we see frequently:
- Raised blisters across the surface
- Ponding water that doesn’t drain away
- Damaged trims at the roof edge
- Gaps at upstands and abutments
If you look after a building such as Manor Oak Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- What the report includes, and whether it has photos
- Which limits apply to the survey
- Whether the roof space is looked at, where there is one
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Whether the deck or joists are strong enough
- Hidden layers beneath the covering
- Parts of the roof that are not safe to walk on or view
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Kevington runs like any other.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Clear the way to the loft hatch
- Make sure pets are kept safely away

FAQs for Kevington
How do I find out if my home in Kevington is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Kevington in the area you cover?
We do. Every survey there gets the same written report with photographs.
How long will you be at the property?
It typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email, on the timescale of your package.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Does the weather affect the survey?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How many years has my flat roof got left?
We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To arrange a date, ring 07833 053749 or use the contact form.
