Crockenhill questions
Will you come out to Crockenhill?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Crockenhill?
We do. Every survey there gets the same written report with photos.
What’s in the survey report?
Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Flat roof survey in Crockenhill: what you get
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey EPDM rubber, single-ply membranes and felt flat roofs, and the problems we are asked to look at most are upstands pulling away from walls and loose or cracked edge trims.
Somewhere as small as Crockenhill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Note any new marks on ceilings beneath the roof
- Book a survey every few years
- Keep outlets clear of leaves and moss
- Ask contractors to protect the roof if they work on it
If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Crockenhill, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Keep pets in another room
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches
How to book

Why get it checked now?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Older and listed buildings around Crockenhill may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

How we price flat roof surveys
We confirm the price for the job before booking. This is what makes a difference:
- The type of building, from a house to a block or an office
- Height and safe access
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

If you can, have these to hand when you contact us:
- Dates you’re working to, such as exchange

- Anything about access we should know
- Any marks or damp showing indoors

What this survey cannot tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- The condition of the deck or insulation hidden under the covering
- An exact number of years the roof has left
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
Roof types and parts we check
- Mastic asphalt
- GRP fibreglass
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
- Single-ply membranes
What we look for on each type of roof
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
What a flat roof survey looks like in Crockenhill
About 2.3 miles south-east lies Lullingstone Castle, a reminder of how long the area around Crockenhill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you look after a building such as Crockenhill Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Swanley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark such as Church of All Souls, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
