Pre-purchase roof surveys for Highgate homes and businesses

How a pre-purchase roof survey works in Highgate

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a written report with photographs and recommendations. If you’re worried about gaps where slates or tiles have come loose and old water stains in the roof space, we can find out what’s behind it, on natural slate, lead flashings and valleys and clay and concrete tiles alike.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Highgate, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease normally sets out who is responsible for the roof.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Surveys for landlords and agents in Highgate

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.

Signs you need a pre-purchase roof survey in Highgate

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from ground level.

Signs worth acting on include:

  • Bitumen or mortar used in place of proper repairs
  • Cracked flaunching or crumbling chimney pointing
  • Standing water on a flat extension roof
  • Flashings that have lifted or split

If you let a flat or house near Upper Holloway station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • What the report includes, and whether it has photos
  • Is there a chance to talk the report through?
  • What’s outside the scope of the survey
  • How long the report takes to arrive

What to expect from a roof survey

Why get it checked now?

Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Whether the price should change, which is between you and the seller
  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Chimney stacks
  • Gutters and downpipes

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In Highgate, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Let us know about parking near the property
  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work

Getting a price

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we will point you to the right survey. The price is agreed up front.

Buying a home or a new roof in Highgate

Historic houses such as Witanhurst, about 0.4 miles south-west, show how far back building in the area around Highgate goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Controlled parking zones are common in London, so mention any permit rules for Highgate, along with any off-street space. If you live in an older home near Highgate United Reformed Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Give your solicitor a copy of the report
  • Check the lease for roof repair responsibilities
  • Book once your offer is accepted
  • Ask when the roof was last worked on

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Highgate questions

Can parking be tricky for a visit in Highgate?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is drone flying allowed in Highgate?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in strong wind or a downpour, and the rest of the survey does not depend on the drone.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Does the weather affect the survey?

A survey can normally go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
