Drone roof surveys for homes and businesses in Highgate

Our price is from £400, including VAT. The Premium Survey includes a drone inspection where applicable, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We will tell you if a drone is not the right tool for your roof. Every drone survey comes with a written report and close-up photographs. We survey fragile roofs, flat roofs on upper floors and large and complex roofs, and the problems we are asked to look at most are damage after a storm that can’t be seen from below and blocked valleys and parapet gutters.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In a London area like Highgate, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that’s needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Advice

What we look for on each type of roof

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. From above, we can see the linings, the joints and any debris.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form.

When to book a survey in Highgate

Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. We fly from ground level and bring the camera close to the roof.

People usually book a survey after spotting one of these:

  • Plant growth and moss on the roof
  • Ridge pieces that have lifted
  • Cracked slates and tiles out of sight from below
  • Wind damage high on the roof

Shop and office owners around The Mall Wood Green may find that large commercial roofs are frequently easiest to see from above or with a thermal imager.

Before you book any roof surveyor

  • Are they insured for the work?
  • Will they check the loft as well as the outside?
  • How they plan to inspect the roof safely
  • Whether VAT is added on top

What a good roof survey covers

Highgate: your questions answered

How do I find out if my home in Highgate is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will parking be an issue for a roof survey in Highgate?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What about my neighbours’ privacy?

Privacy is taken seriously on every flight. The camera is pointed at your roof, not next door. Letting neighbours know beforehand helps.

Can you survey a roof inside a flight restriction zone?

Only with the right permission. Airports such as Gatwick, Luton and Southampton have flight restriction zones, where the airport or air traffic control must give permission first. If permission isn’t given, the roof is inspected from other safe viewpoints.

Is Highgate in your area?

Yes. Our area covers London and South East England, Highgate included.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Prices for drone roof surveys in Highgate

What a survey costs depends on the time and equipment it needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Getting in touch

These details help when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • What made you get in touch

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email. The price is agreed before a date is set.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Flying and imaging in Highgate

About 0.4 miles south-west lies Witanhurst, a reminder of how long the area around Highgate has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Parking in Highgate, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. Anyone responsible for a site like St Michael's Church of England Primary School will know that a view from above covers a wide roof far faster than walking it.
