Lissenden Gardens questions

Can parking be tricky for a visit in Lissenden Gardens?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Lissenden Gardens is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

About our roof survey in Lissenden Gardens

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’ve noticed condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs, we can find out what’s behind it.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Lissenden Gardens as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of any kind
  • Walls, floors and services below the roof
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings
  • Natural slate

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Lissenden Gardens runs like any other.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Clear the way to the loft hatch
  • For flats, check roof access has been agreed

Advice

Surveys for landlords and agents in Lissenden Gardens

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof surveys around Lissenden Gardens

About 0.8 miles west lies Keats House, a reminder of how long the area around Lissenden Gardens has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Highgate Road Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Parliament Hill School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Gospel Oak station, the gap between tenancies is a good time to have the roof looked at.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What we look for on each type of roof

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Why get it checked now?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Any roof job in Lissenden Gardens means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
