Storm damage roof report in Chingford

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. The report includes photos of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. If you’ve noticed new damp or leaks inside and damaged gutters and fascias, a survey will tell you what’s going on, on flashings, chimney stacks and slate and tile slopes alike.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Chingford tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common roof problems in Chingford

Landlords and building managers frequently need a written record after a storm. It helps when explaining damage to a building owner or insurer.

Problems we come across frequently include:

  • Lifted or missing ridge and hip tiles
  • Flashings pulled away from walls or stacks
  • Stains appearing after strong winds
  • Torn or lifted flat roof coverings

Homes near green spaces such as The Highams Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • Their report turnaround times
  • Whether VAT is in the quoted price

What a roof survey includes

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours on an ordinary house, and longer for a large or complex roof. Surveys in Chingford can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

Getting a price

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

Advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Before and after the survey

These tips come from what we see on roofs every week:

  • Photograph the damage safely from below
  • File receipts for anything you pay for
  • Read your policy wording on storm damage
  • Report the damage to your insurer as soon as you can

If you’re unhappy with how your insurer handles the claim, you can complain to them first. After that, you may be able to take it to the Financial Ombudsman Service.

Keep records of roof work and surveys. They can help show the roof was looked after.

Your questions about storm damage roof reports in Chingford

Is parking a problem for a survey in Chingford?

Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Chingford is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Is wear and tear covered by insurance?

Insurers typically exclude wear and tear. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Who handles emergency protection after a storm?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from ground level first if it’s safe. Keep receipts for any emergency work.

Honest limits

To be straight with you, a roof survey has limits:

  • The work of a loss adjuster appointed by your insurer
  • Repair costs or quotes for the work
  • Areas we can’t see safely

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Leaks and storm damage in Chingford

About 3.5 miles south-west lies Bruce Castle, a reminder of how long the area around Chingford has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Chingford is one of them, bay roofs, hips and later dormers each have their own details. The covering and its details give the first clues when tracing where water is coming from.

If you look after a shop, office or commercial unit, for example near Edmonton Green Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you own a rental within reach of Chingford station, tracing a leak quickly matters when a tenant is living with it.

Different roofs, different checks

Lead flashings

Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.

Slate roofs

In high winds, slates can slip or go, often where nails have rusted. We record which slates have moved and any signs of older nail fatigue.
