What a storm damage roof report looks like in Chingford Hatch

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Different coverings let water in at different points, which shapes where the search starts. Bruce Castle, about 3.7 miles west, is one of the historic houses in the wider area around Chingford Hatch. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near Edmonton Green Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters. If you own one of the older houses in the streets near All Saints Church of England Highams Park, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For site and facilities teams at buildings such as Longshaw Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Storm damage roof report in Chingford Hatch: what you get

After a storm, it helps to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters, and we cannot say whether a claim will be paid. What we give you is an independent record of the roof. If you are worried about flashings pulled away from walls or stacks and ridge tiles that have come loose, we can find out what’s behind it.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Chingford Hatch, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for most homes, depending on how much of the roof was hit. In Chingford Hatch, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know when the storm was and what damage you’ve seen.
  2. The roof is looked at from ground level, from windows and from the loft space where it’s safe.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

Before the survey

  • Make sure we can get to the back of the property
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Get a roofer to make the roof safe if needed
  • Keep a note of the date of the storm
  • Report the damage to your insurer as soon as you can
  • File receipts for anything you pay for

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Don’t go up a ladder to look.

What a storm damage roof report doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The outcome of a claim
  • A price for the repairs
  • Areas we cannot see safely

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • The shape of the roof and its details

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

What we need to know

These details help when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
