What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Pipes below ground level

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers

How a gutter survey works in St Paul's Cray

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, valley gutters and fascias and soffits, and people most frequently book us about downpipes that are split or coming away and overflowing eaves gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in St Paul's Cray has one, it needs checking from somewhere that can actually see it.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In St Paul's Cray, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Advice

Useful tips for St Paul's Cray property owners

You don’t need to be a roofer to help. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Leave gutter checks at height to someone equipped for it
  • Look out for overflows when it pours
  • Have gutters cleared at least once a year

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Gutter surveys in St Paul's Cray: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Bromley Palace about 3.7 miles west, St Paul's Cray sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like St Barnabas are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Leesons Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of St Mary Cray station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Different roofs, different checks

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what is not.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Questions from St Paul's Cray

Does a conservation area affect roof work in St Paul's Cray?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in St Paul's Cray?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Will I get photos?

Yes. Photographs are part of every report.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, ring 07833 053749 or send us an email.

Can the survey be at a weekend?
