Gutter surveys in Derry Downs

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How a gutter survey works in Derry Downs

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed leaks at the gutter joints and gutters overflowing in heavy rain, we can find out what’s behind it, on outlets and hoppers, fascias and soffits and downpipes alike.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Derry Downs, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. In Derry Downs, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Advice

FAQs for Derry Downs

Is my home in Derry Downs listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Derry Downs?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What affects the cost of gutter surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

A few details help us point you to the right survey and price. When you contact us, let us know:

  • What made you get in touch
  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

Roofs, chimneys and gutters in Derry Downs

Historic houses such as Lullingstone Castle, about 3.9 miles south-east, show how far back building in the area around Derry Downs goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like St Philomena's Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near St Mary Cray station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Signs you need a gutter survey in Derry Downs

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Typical things we’re asked to look at include:

  • Hoppers and outlets full of debris
  • Fascia boards damaged by overflowing water
  • Downpipes that are split or coming away
  • Brackets that have dropped or snapped

If yours is one of the older homes in the streets near St Andrew's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • Which parts of the roof they’ll actually see
  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey

What to expect from a roof survey

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we can’t view safely
  • Rot or damp concealed behind fascias or inside walls

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Different roofs, different checks

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.
