Thermal roof surveys for Poverest homes and businesses

Thermal roof surveys for homes and businesses in Poverest

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We’re frequently asked to look into patches of heat loss across the roof and areas of a flat roof that may hold water, across insulated roof spaces, ceilings below the roof and commercial roofs.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Poverest runs like any other.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street

Advice

Landlords, agents and block managers in Poverest

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

FAQs for Poverest

Does a conservation area affect roof work in Poverest?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Poverest?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

How long will you be at the property?

It typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Drones, thermal imaging and Poverest roofs

About 3.5 miles west lies Bromley Palace, a reminder of how long the area around Poverest has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For a London address like Poverest, it helps to know about controlled parking before the day. Take a building like Poverest Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. If you look after a shop, office or commercial unit, for example near The Mall, thermal images can show trapped moisture across a wide commercial roof.

What happens if roof problems are left?

Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. That helps you and your roofer decide what really needs replacing. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An energy rating for the building
  • The condition of timbers we can’t see
  • A structural engineer’s assessment

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Useful tips for Poverest property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Talk to us about the weather when booking
  • Do not climb onto the roof to look for leaks yourself
  • Take photos of stains as they appear, so we can compare
  • Clear a path to the loft hatch before we arrive

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
