Landlord roof surveys for Poverest homes and businesses

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.

How a landlord roof survey works in Poverest

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. Common reasons to book are damaged pots and flaunching and flashings that have come away, across converted houses, shared roofs and rented houses.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Poverest as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

FAQs for Poverest

Is parking a problem for a survey in Poverest?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Is my home in Poverest listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

What’s the best way to book?

It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey on weekdays and at weekends.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you work in Poverest?

Yes. Poverest is part of the area we cover, and the service is the same as everywhere else we work.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Can your report tell us who pays for the roof work?

No. The lease usually decides who is responsible, and that is a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Who pays under the lease (that is a legal question)
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Structural calculations or an engineer’s report

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Converted houses
  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats

Leave it or get it looked at?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Landlord roof surveys around Poverest

With Bromley Palace about 3.5 miles west, Poverest sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Shop and office owners around The Mall may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Poverest Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. In a London area like Poverest, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

What we are asked to look at in Poverest

Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.

People normally book a survey when they’ve noticed something like this:

  • Standing water on a flat roof
  • Damaged pots and flaunching
  • Leaks into upper flats
  • Loose ridge or hip tiles

For an older house near a landmark such as St Andrew's, its roof may have old fixings, lead flashings and chimneys that need a closer look.
