New roof snagging for homes and businesses in Broom Hill
A snag is a fault or unfinished detail left when work is done. On a roof, snags are frequently at the edges and junctions, where the detailing is hardest. We check everything we can see safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. If you’ve noticed vents that weren’t fitted or are covered and verge tiles or slates not secured, we can find out what’s behind it.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Broom Hill, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Broom Hill runs like any other.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can be seen safely.
- We check valleys, flashings, gutters and the underlay at the eaves.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a written report with photos.
Before the survey
- Have any paperwork from past roof work to hand
- Keep pets in another room
- Tell us about any leaks, stains or damp patches you know of

What new roof snagging looks like in Broom Hill
Bromley Palace, about 3.7 miles north-west, is one of the historic houses in the wider area around Broom Hill. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most.
As a London address, Broom Hill can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. Take an older house close to Church of All Saints: a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Orpington station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Look for debris left in gutters from the ground
- Note the end of any warranty or defects period
- Check ceilings and the loft after heavy rain
- Send the snagging report to your roofer
You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
Leave it or get it looked at?
Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. Any roof job in Broom Hill means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
