Independent roof surveys in Green Street Green

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at most homes, or half a day or so for a commercial building. You’re welcome to ask questions while we are there. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Green Street Green runs like any other.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Tell us where we can park nearby
  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared

Roof survey in Green Street Green

We survey roofs in Green Street Green and across London and South East England. Visits run on any day of the week. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or use the contact form. We survey flat roofs, natural slate and ridges, hips and valleys, and common reasons people get in touch are cracked mortar along the ridge and leaning or weathered chimney stacks.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Green Street Green has one, it needs checking from somewhere that can actually see it.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Common questions in Green Street Green

Is my home in Green Street Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is drone flying allowed in Green Street Green?

Typically it comes down to two things: the airspace at the address and the weather. Green Street Green is about 3 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How much is a survey?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

How long does the visit take?

On site, it normally takes roughly 1–2 hours for most houses, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How do I arrange a roof survey in Green Street Green?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll suggest the right survey. Surveys run on weekdays and at weekends.

Do you work in Green Street Green?

Yes. We survey roofs across London and South East England, and that includes Green Street Green.

What we look for on each type of roof

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Why act early in Green Street Green

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Natural slate
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Mention any flat roofs as well as the main roof
  • Stay off ladders and the roof
  • Check the roof from the ground after storms
  • Take photos of any leaks as they happen

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Roof surveys in Green Street Green: local notes

Historic houses such as Down House, about 2.1 miles south-west, show how far back building in the area around Green Street Green goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces such as Hewitt's Chalk Bank can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you live in an older home near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Parking in Green Street Green, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised.
