Gutter surveys in Childs Hill: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. Heath House, about 0.7 miles east, is one of the historic houses in the wider area around Childs Hill. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Living close to Childs Hill Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like All Saints' CofE Primary School NW2 will know that large buildings have long gutter runs and big roofs that need checking like any other.

Gutter survey in Childs Hill

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey downpipes, eaves gutters and fascias and soffits, and common reasons people get in touch are leaks at the gutter joints and gutters packed with leaves or moss.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Childs Hill are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Do you need a gutter survey in Childs Hill?

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Things that frequently lead to a survey include:

  • Overflowing eaves gutters
  • Sagging gutters and loose brackets
  • Leaves and moss blocking gutters
  • Fascia boards damaged by overflowing water

The streets around a church such as All Saints are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What’s in a roof survey

Common questions in Childs Hill

Can a landlord with a rental near Cricklewood station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Childs Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.

Why act early in Childs Hill

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In Childs Hill, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls
  • Include valley, parapet and box gutters when clearing
  • Book gutter clearing once a year, more often near trees

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

What a gutter survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sections we cannot view safely
  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What we check

  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.
