Gutter surveys for homes and businesses in Fortune Green
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re frequently asked to look into overflowing eaves gutters and cracked or loose downpipes, on downpipes, parapet and box gutters and valley gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Fortune Green with this kind of roof, the hidden gutter is one of the first things to check.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

Leave it or get it looked at?
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Any roof job in Fortune Green means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan.

Gutter surveys around Fortune Green
With Fenton House about 0.7 miles east, Fortune Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near West Hampstead Thameslink station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Luke: old fixings, lead flashings and tall chimneys are typical of older roofs.

What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a house, or half a day or so for a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Fortune Green moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Have any questions written down, so nothing gets missed
- Let us know about parking before the day
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Do you need a gutter survey in Fortune Green?
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
Most people get in touch after spotting one of these:
- Gutters packed with leaves or moss
- Gutters overflowing in heavy rain
- Dripping or leaking gutter joints
- Soffits marked by water
Trees in and around Kilburn Grange Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Common questions in Fortune Green
Will parking be an issue for a roof survey in Fortune Green?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Does a conservation area affect roof work in Fortune Green?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or send us an email.
Will you go up on the roof?
Only if it is safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Practical tips
Most of what helps is simple and safe from ground level. Our suggestions:
- Watch for green marks down the brickwork
- Ask for valleys and parapet gutters to be cleared too
- Book gutter clearing once a year, more frequently near trees
- Check the loft with care after heavy rain
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photos help when you explain the work to others.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
