About our chimney survey in Fortune Green

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a photo-illustrated written report and what we recommend. We survey brick chimney stacks, flaunching and lead flashings, and common reasons people get in touch are damp patches on chimney breasts and spalled or crumbling bricks.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Fortune Green as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Roof by roof

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photos.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Ask about consent before removing a chimney on an older property
  • Keep the report to compare against at the next survey
  • Photograph damp patches with the date
  • Don’t use a ladder to reach the stack yourself

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about one to two hours for most houses, and longer for a large or complex roof. From the street, a London terrace normally shows only its front slope or parapet, so in Fortune Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Chimney surveys around Fortune Green

With Fenton House about 0.7 miles east, Fortune Green sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For businesses in and around places such as O2 Centre, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near West Hampstead Thameslink station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Church of St Luke are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Fortune Green is about 1 mile west of Hampstead, in Greater London. Roofs in Fortune Green get the same thorough look as anywhere else in Greater London. Our Greater London coverage includes Fortune Green. We also survey roofs in London.

Why it’s worth a survey now in Fortune Green

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. In Fortune Green, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Fortune Green questions

Can a landlord with a rental near West Hampstead Thameslink station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details, and we’ll talk through which survey suits.

How do I find out if my home in Fortune Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Fortune Green in your area?

Yes. We survey roofs across London and South East England, and that includes Fortune Green.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Should a redundant chimney be removed?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
