About our landlord roof survey in North End

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to keep maintenance plans current. Common reasons to book are failed flashings at walls and chimneys and worn ridges, hips and verges, on flat roofs on blocks, shared roofs and blocks of flats.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in North End are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leave it or get it looked at?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Any roof job in North End means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan.

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Have gutters and outlets cleared every year
  • Don’t wait for a leak to survey the roof
  • Put urgent roof work at the top of the list
  • Give tenants a simple way to report leaks

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Landlord roof surveys around North End

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around North End has a long history of building, with Heath House about 0.3 miles south. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near O2 Centre, a dated report on the roof is useful for planning and for any lease discussions. Take an older house close to Church of St Alban the Martyr: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Hampstead Heath station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What affects the price in North End

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Roof area

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Different roofs, different checks

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can be seen safely.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

North End: your questions answered

How do I find out if my home in North End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in North End?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs, so ring 07833 053749 or drop us an email for a price.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in North End runs like any other.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared
  • Make sure the loft hatch can be reached
