Need a pre-purchase roof survey in Angell Town?

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

How a pre-purchase roof survey works in Angell Town

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. All three include a report with photographs and recommendations. If you’ve noticed bitumen or mortar used in place of proper repairs and slates or tiles that have slipped or gone, a survey will tell you what’s going on.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Angell Town might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Different roofs, different checks

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

What we do, step by step

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take an hour or two at a typical house, with time for the loft where it can be reached. London terraces rarely offer a view of the whole roof from one spot, so in Angell Town we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it’s shared

How to book

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

Advice

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Pass the findings to your conveyancer
  • Arrange the survey as soon as your offer is agreed
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the agent to make sure the loft hatch can be opened

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Questions from Angell Town

Will parking be an issue for a roof survey in Angell Town?

Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Angell Town is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are you insured?

Our cover is professional indemnity plus public liability.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Can I take the findings back to the seller?

Yes, you can. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Angell Town homes and their roofs

About 2.6 miles north-west lies Buckingham Palace, a reminder of how long the area around Angell Town has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Angell Town is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. If your survey includes the drone, the exact boundary is checked for the address first.

For an older house near a landmark such as Church of St John the Evangelist, the roof may have had decades of patch repairs, and the survey shows where they are. Controlled parking zones are common in London, so mention any permit rules for Angell Town.

What we’re asked to look at in Angell Town

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey makes sense if you’ve noticed:

  • Gutters choked with leaves and moss
  • Chimney mortar that has eroded
  • Standing water on a flat extension roof
  • A ridge or slope that dips

For landlords with property near Loughborough Junction station, a written report helps before buying a rental or paying for a new roof on one.

Before booking anyone

  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • When you will get the report
