Gutter surveys for Putney homes and businesses

About our gutter survey in Putney

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey valley gutters, eaves gutters and fascias and soffits, and the problems we are asked to look at most are fascia boards damaged by overflowing water and leaks at the gutter joints.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What we’re asked to look at in Putney

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Here are some of the things we see often:

  • Joints that drip after rain
  • Gutters full of debris and silt
  • Brackets that have dropped or snapped
  • Water spilling over the gutter edge

If you look after a shop, office or commercial unit, for instance near Putney Exchange, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to check before booking

  • Their insurance cover
  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • Their drone registration, if they fly one

What to expect from a roof survey

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Blockages deep inside downpipes
  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How we price gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • What made you get in touch
  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • Any deadline, like an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

Your questions about gutter surveys in Putney

Does a conservation area affect roof work in Putney?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Putney?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How long does a gutter survey take?

A visit usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when you book.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two for a house, and about three to four hours for a commercial roof. In a London area like Putney, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at

When you are ready to go ahead, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What a gutter survey looks like in Putney

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Putney has a long history of building, with Fulham Palace about 0.6 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Putney station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Bishops Park shed leaves that can end up in nearby gutters.
