How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets where it’s safe to see them. Lead is also a target for theft.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Gutter survey in Mortlake: what you get

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We are frequently asked to look into downpipes that are split or coming away and choked outlets or hopper heads, on downpipes, eaves gutters and parapet and box gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Mortlake has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlords, agents and block managers in Mortlake

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.

Local roofs in Mortlake

Historic houses such as Chiswick House, about 1.3 miles north, show how far back building in the area around Mortlake goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Mortlake is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

For businesses in and around places like Putney Exchange, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Thomson House School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Mortlake station may find that a dated record of the roof is useful when planning maintenance across a let.

When you need someone else

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Hidden sections we cannot view safely
  • Pipes below ground level
  • Damage hidden inside walls or behind boards

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What we check

Mortlake questions

Is my home in Mortlake listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Mortlake station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and let us know about the building.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Do you cover Mortlake for gutter surveys?

Yes. We survey roofs in Mortlake and the rest of Greater London. For a price, ring 07833 053749 or use the contact form.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Useful tips for Mortlake property owners

There’s plenty you can do without going near the roof. What helps most:

  • Watch for green marks down the brickwork
  • Look out for overflows when it pours
  • Do not climb a ladder to look in the gutters
  • Get trees that overhang the gutters trimmed

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take between one and two hours for most houses, or half a day or so for a commercial building. In Mortlake, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • Find any records of previous roof work
  • Leave a clear route to the loft
  • Make sure pets are kept safely away
