What a survey costs
Several things affect the price of a survey:
- The shape of the roof and its details
- Which survey package you book
- How big the roof is
- Whether it’s a home or a commercial building
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- The kind of building and roof involved
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- Your timetable, like an exchange date
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
Gutter survey in Church End: what you get
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey outlets and hoppers, downpipes and parapet and box gutters, and the problems we are asked to look at most are leaves and moss blocking gutters and blocked outlets and hoppers.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Church End questions
I let a flat near New Southgate station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.
Is my home in Church End listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Is a CCTV drain survey included?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Rot or damp concealed behind fascias or inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Underground drains, which need a CCTV drain survey
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Why it’s worth a survey now in Church End
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. In Church End, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Why us?
- Weekday and weekend surveys
- Every finding written up with photos
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Professional indemnity and public liability insurance

How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.

Roof by roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Roofs, chimneys and gutters in Church End
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Heath Hall about 2.1 miles south-east, Church End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around Grand Arcade may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings such as Pardes House Grammar School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near New Southgate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
