Gutter surveys in Denmark Hill

About our gutter survey in Denmark Hill

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We are often asked to look into gutters overflowing in heavy rain and downpipes that are split or coming away, on outlets and hoppers, downpipes and fascias and soffits.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about gutter surveys in Denmark Hill

Is my home in Denmark Hill listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Denmark Hill station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How long will you be on site?

It usually takes between one and two hours for a house, and longer for a large or complex roof. We will give you an idea when booking.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Roofs, chimneys and gutters in Denmark Hill

With Kingswood House about 2.6 miles south, Denmark Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as Brunswick Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take an older house close to St Matthew's Camberwell: old fixings, lead flashings and tall chimneys are typical of older roofs.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe viewpoint
  • The inside of buried drains

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Eaves gutters

Different roofs, different checks

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Common roof problems in Denmark Hill

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Look out for signs like these:

  • Rotten fascias or stained soffits
  • Gutters overflowing in heavy rain
  • Dripping or leaking gutter joints
  • Gutters that have fallen out of line

Landlords with a home close to Denmark Hill station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether the price includes VAT
  • Whether you get a written report with photos
  • How soon the report will arrive
  • What insurance they carry

What to expect from a roof survey

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

What affects the cost of gutter surveys

We confirm the price for your roof before booking. This is what makes a difference:

  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

How to prepare
