Gutter survey in Walworth

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey parapet and box gutters, valley gutters and eaves gutters, and common reasons people get in touch are sagging gutters and loose brackets and water backing up from a hidden gutter.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Walworth, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Landlord and commercial surveys in Walworth

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.

When you need someone else

It helps to know what a survey will not do before booking:

  • Gutters out of sight from every safe viewpoint
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

Common questions in Walworth

Will parking be an issue for a roof survey in Walworth?

Typically it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Do you survey roofs for landlords with property near Elephant & Castle station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at most homes, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. In Walworth, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Getting ready for the survey

Advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

What a gutter survey looks like in Walworth

About 1.6 miles north lies Mansion House, a reminder of how long the area around Walworth has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Walworth is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Lady Margaret Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Robert Browning Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Gabriel's Wharf may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. In Walworth, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
