- Blocked outlets and hoppers
- Water backing up from a hidden gutter
- Joints that drip after rain
Do you need a gutter survey in Bermondsey?
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.
Things that often lead to a survey include:
- Choked outlets or hopper heads
- Water spilling over the gutter edge
- Overflowing valley or parapet gutters
- Joints that drip after rain
The streets around a church like St Mary Magdalen Bermondsey are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Gutter survey in Bermondsey
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed dripping or leaking gutter joints and valley or box gutters that overflow inside, a survey will tell you what’s going on.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Bermondsey with this kind of roof, the hidden gutter is one of the first things to check.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Before and after the survey
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Look for downpipes coming loose
- Get trees that overhang the gutters trimmed
- Watch the gutters during heavy rain
- Leave gutter checks at height to someone equipped for it
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Before the survey
- Check pets are kept safely away
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

FAQs for Bermondsey
Can a landlord with a rental near London Bridge station book a roof survey?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Will parking be an issue for a roof survey in Bermondsey?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, phone 07833 053749 or send us an email.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
What a gutter survey looks like in Bermondsey
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Mansion House, about 1.3 miles north-west, is one of the historic houses in the wider area around Bermondsey. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for example near Surrey Quays Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building such as Boutcher Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
