Useful tips for Surrey Quays property owners
Most of what helps is simple and safe from the ground. Our suggestions:
- Check downpipe clips are holding
- Keep climbers away from the eaves
- Don’t leave hidden gutters out of a clear-out
- Have gutters cleared at least once a year
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
How a gutter survey works in Surrey Quays
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We’re often asked to look into joints that drip after rain and fascia boards damaged by overflowing water, on valley gutters, parapet and box gutters and fascias and soffits.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Surrey Quays homes and their roofs
Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.9 miles south-east lies Queen's House, a reminder of how long the area around Surrey Quays has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For an older house near a landmark like St Katharine with St Bartholomew, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places such as Surrey Quays Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Deptford Park shed leaves that can end up in nearby gutters.

Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Prices for gutter surveys in Surrey Quays
When we price a survey, we consider:
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Surrey Quays runs like any other.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- We look in the roof space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
How to prepare
- For a flat or shared roof, check access with the building owner or managing agent
- Unlock side gates and any roof access doors
- Note where any stains or damp appear

Advice
Questions from Surrey Quays
I let a flat near Surrey Quays station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.
How do I find out if my home in Surrey Quays is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Is a Saturday or Sunday visit possible?
Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or drop us an email.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Will you walk on the roof?
Only if it is safe. We inspect what can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
What happens if roof problems are left?
A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In Surrey Quays, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
