How a gutter survey works in Coombe Hill
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at gutters full of debris and silt and dripping or leaking gutter joints, across valley gutters, fascias and soffits and eaves gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What affects the cost of gutter surveys
When we price a survey, we consider:
- Whether it’s a home or a commercial building
- The roof’s overall size
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What to tell us when you get in touch
What helps most when you contact us:
- Where any leaks, stains or damp patches show inside
- When you need the report by
- The reason for the survey, such as buying, a leak or storm damage
- The address and postcode of the property
Most bookings start with a short call: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Honest limits
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we can’t view safely
- Rot or damp concealed behind fascias or inside walls
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. The full list of what we check.

How it works
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. From the street, a London terrace typically shows only its front slope or parapet, so in Coombe Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before the survey
- Clear the way to the loft hatch
- If you’re buying, let the agent know when we are coming
- Tell us about any leaks, stains or damp patches you know of

Advice
When to book a survey in Coombe Hill
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
People normally book a survey when they’ve noticed something like this:
- Sagging gutters and loose brackets
- Blocked outlets and hoppers
- Soffits marked by water
- Water backing up from a hidden gutter
For an older house near a landmark like St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before you book anyone

- What exactly goes into their report
- Their drone registration, if they fly one
- Whether the inside of the roof is included
Your questions about gutter surveys in Coombe Hill
Can a landlord with a rental near Norbiton station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
How do I find out if my home in Coombe Hill is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How long will you be on site?
It usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. We’ll give you an idea when booking.
Can you tell me if my old gutters contain asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Do you climb onto every roof?
Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.
Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Local roofs in Coombe Hill
The wider area around Coombe Hill has a long history of building, with Pembroke Lodge about 1.5 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Norbiton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Robin Hood Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
