How the survey changes by roof type

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

How a gutter survey works in Norbiton

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. If you are worried about dripping or leaking gutter joints and valley or box gutters that overflow inside, a survey will tell you what’s going on, on fascias and soffits, valley gutters and outlets and hoppers alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Norbiton has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Prices for gutter surveys in Norbiton

The price reflects the time and kit the roof needs. That comes down to:

  • Building height and the viewpoints available
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What to tell us when you contact us

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

When you are ready to go ahead, ring 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Look out for overflows when it pours
  • Get the gutters cleaned out every year
  • Look for green streaks or damp patches on walls
  • Watch ceilings under valley gutters for fresh marks

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

Norbiton questions

Can parking be tricky for a visit in Norbiton?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you survey roofs for landlords with property near Norbiton station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building.

How long does a gutter survey take?

A visit typically takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You’ll know roughly how long when we arrange the visit.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What we do, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices
  • Note where any stains or damp appear

Arrange a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Local roofs in Norbiton

Historic houses such as Pembroke Lodge, about 2.2 miles north, show how far back building in the area around Norbiton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take a building like St Paul's CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Norbiton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a gutter survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey
  • Hidden sections we cannot view safely
