Questions from Bowes Park
Is parking a problem for a survey in Bowes Park?
It depends on the street. If Bowes Park has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Does a conservation area affect roof work in Bowes Park?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What does a gutter survey cost?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or send us an email.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How a gutter survey works in Bowes Park
We survey gutters and rainwater systems in Bowes Park and right across London and the South East. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the roof space. Time on site typically takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. The written report follows, with photographs and recommendations. Typical surveys look at gutters overflowing in heavy rain and gutters packed with leaves or moss, on downpipes, parapet and box gutters and eaves gutters.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Bowes Park has one, it needs checking from somewhere that can actually see it.
What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Useful tips for Bowes Park property owners
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Book gutter clearing once a year, more frequently near trees
- Note any damp stains below the gutters
- Don’t climb a ladder to look in the gutters
- Look out for overflows when it pours
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What a gutter survey looks like in Bowes Park
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Bruce Castle, about 1.7 miles east, show how far back building in the area around Bowes Park goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you live in an older home near St Mary's Greek Orthodox Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near The Mall Wood Green, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near Alexandra Palace station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What affects the cost of gutter surveys
Several things affect the price of a survey:
- Building height and the viewpoints available
- Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. London terraces rarely offer a view of the whole roof from one spot, so a visit in Bowes Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- If you’re buying, let the agent know when we’re coming
- Have any paperwork from past roof work to hand

Surveys for landlords and agents in Bowes Park
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Why act early in Bowes Park
Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
