Your questions about landlord roof surveys in Bowes Park
I let a flat near Alexandra Palace station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details.
Will parking be an issue for a roof survey in Bowes Park?
It depends on the street. If Bowes Park has controlled parking where you are, a visitor permit is the easiest answer.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Landlord roof survey in Bowes Park: what you get
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the loft space where there is safe access. We survey shared roofs, flat roofs on blocks and blocks of flats, and people most often book us about parapets and upstands in poor repair and slipped or missing slates and tiles.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Bowes Park, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep roof surveys on a rolling plan
- Make sure the roof space can be accessed
- Ask residents to report damp right away
- Deal with urgent items first
If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.
Act on urgent items in the report first and schedule the others. Left alone, minor faults normally get worse.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- The structure in the way a structural engineer would assess it
- Legal advice on leases or service charges
- Parts of the roof we cannot safely see or access
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
What we check
- Shared roofs
- Flat roofs on blocks
- Rented houses
- Gutters and downpipes
- Converted houses
- Blocks of flats
The survey, step by step
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at most homes, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors

Signs you need a landlord roof survey in Bowes Park
Older buildings across London and South East England have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.
Things that often lead to a survey include:
- Failed flashings at walls and chimneys
- Loose ridge or hip tiles
- Slipped or missing slates and tiles
- Cracked or leaning shared chimneys
For an older house near a landmark like St Mary's Greek Orthodox Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether the price includes VAT
- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the inside of the roof is included
Why act early in Bowes Park
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Landlord roof surveys in Bowes Park: local notes
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Bruce Castle, about 1.7 miles east, show how far back building in the area around Bowes Park goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For site and facilities teams at buildings such as Trinity Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Alexandra Palace station, a roof report helps you deal with small faults before they turn into a call from a tenant.
