Chimney surveys near Bowes Park

Chimney surveys for homes and businesses in Bowes Park

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. Typical surveys look at lifted or split lead flashings and pots or cowls that look unsafe, across chimney breasts, brick chimney stacks and shared and party-wall stacks.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer
  • The inside of the flue, which needs a sweep or flue specialist

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Flaunching
  • Chimney pots and cowls
  • Lead flashings

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Keep the report to compare against at the next survey
  • Check your stacks from the ground after strong winds
  • Have brackets on the chimney checked
  • Never climb onto the roof to look at a chimney

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.

Why act early in Bowes Park

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Bowes Park: your questions answered

Is my home in Bowes Park listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Alexandra Palace station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or email us.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we’ll explain what’s needed.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Bowes Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Check pets are kept safely away
  • Agree roof access with the managing agent if it is shared
  • Make sure we can get to the back of the property

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.

Chimney surveys in Bowes Park: local notes

The wider area around Bowes Park has a long history of building, with Bruce Castle about 1.7 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Bowes Park is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Trinity Primary Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around The Mall Wood Green may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

When to book a survey in Bowes Park

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

We’re frequently asked to look at:

  • Gaps where the stack meets the roof
  • Flaunching that has broken away
  • Bricks with flaking faces
  • Signs that a stack is leaning

Trees in and around Woodside Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Before booking anyone

  • Whether the loft space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What experience they bring
  • Are they insured for the work?
