Gutter survey in North Kensington: what you get

We carry out gutter surveys in North Kensington as part of our cover across London and South East England. On the day, we inspect whatever is safely visible, from the ground, from windows and from the loft space. Time on site typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’ve noticed overflowing valley or parapet gutters and fascia boards damaged by overflowing water, we can find out what’s behind it, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in North Kensington as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Hidden sections we cannot view safely
  • Underground drains, which need a CCTV drain survey

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What we check

  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters

Roof by roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, and longer for a large or complex roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure we can get to the back of the property

Gutter surveys in North Kensington: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around North Kensington has a long history of building, with Kensington Palace about 1.9 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Dissenters' Chapel: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Kensal Green station may find that the gap between tenancies is a good time to have the roof looked at. Take a building like Barlby Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why it is worth a survey now in North Kensington

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Gutter survey starts from £150, including VAT.

North Kensington questions

Can a landlord with a rental near Kensal Green station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

How do I find out if my home in North Kensington is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you check the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Do you survey underground drains?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Is North Kensington in your area?

Yes. We survey roofs in North Kensington and the rest of Greater London. To book, phone 07833 053749 or drop us an email.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens after the survey?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How we price gutter surveys

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What we need to know

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from ground level or a window

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Leave gutter checks at height to someone equipped for it
  • Have overhanging branches cut back
  • Check the loft with care after heavy rain
  • Check for spilling water in a downpour

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
