How a gutter survey works in Toy's Hill
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at cracked or loose downpipes and choked outlets or hopper heads, on eaves gutters, fascias and soffits and outlets and hoppers.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Toy's Hill, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Useful tips for Toy's Hill property owners
These tips come from what we see on roofs every week, before and after a survey:
- Check the loft with care after heavy rain
- Have overhanging branches cut back
- Look for downpipes coming loose
- Check from the ground or a window, not a ladder
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow, and the water they spill can damage walls and timber.
Roofs, chimneys and gutters in Toy's Hill
Historic houses like Chartwell, about 1.1 miles west, show how far back building in the area around Toy's Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces such as Stubbs Wood Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. The streets around a church such as Church of St Mary at South End of Village Green are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common questions in Toy's Hill
Can parking be tricky for a visit in Toy's Hill?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.
Do you survey roofs for landlords with property near Edenbridge station?
Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll explain what’s needed.
What does a gutter survey cost?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or drop us an email.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or drop us an email to arrange it.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Common roof problems in Toy's Hill
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.
We’re often asked to look at:
- Downpipes that are split or coming away
- Gutters full of debris and silt
- Overflowing valley or parapet gutters
- Soffits marked by water
Toy's Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book.
Choosing a roof surveyor
- How they plan to inspect the roof safely
- What happens after the report arrives
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long the report takes to arrive
How the survey changes by roof type
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. In a London area like Toy's Hill, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Make sure pets are kept safely away
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building
Getting a price
Getting a price is simple: just phone 07833 053749 or send us an email, tell us about the property and we will suggest the right survey. The price is agreed up front.
Advice
Why it is worth a survey now in Toy's Hill
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
